Water damage drying and material removal
This is the one page on the site where speed genuinely matters. Inside about two days you are drying a wet building. Outside it you are increasingly removing parts of one, and the bill changes shape.
The number that governs everything
Forty-eight hours
The EPA's remediation guidance asks one question first about any wet material: has it been wet more than 48 hours? Everything downstream follows from the answer. Inside the window, wet but clean materials can usually be dried in place and kept. Outside it, growth is established and porous materials increasingly have to be removed instead of dried.

That is the entire argument for calling somebody on a Saturday rather than waiting until Monday. The difference between a drying job and a remediation job is frequently just the weekend, and it is the largest single cost variable an owner still has any control over once the water has arrived.
It is also why the useful first actions are ones anybody can take. Stop the water. Get standing water out. Move wet items away from walls and up off the floor. Open the space up and get air moving through it. None of that requires a contractor and all of it buys time against the clock.

Two decisions that come first
Where the water came from
Clean water from a supply pipe, a water heater or rainwater is one situation. Water from a drain, a backed-up sewer or a flood is another, and it is not a matter of degree. The county's guidance is that when water damage was caused by sewage or other contaminated water you bring in someone experienced with contaminated buildings, whatever the square footage says.
Materials that would have been dried and saved after a clean-water event are removed after a dirty one, and the protective equipment is different.
Whether the heating and cooling system is involved
If the air handling system may be contaminated, either because it is part of the wet area or because there is growth near a return, the instruction is to stop running it. A system that circulates through a contaminated zone will move the problem into rooms that were never wet, and it does so faster than any containment can be built. It is the one action worth taking before anybody arrives, and it is free.
- Switch the system off, not to fan-only, and leave it off until somebody has looked at the ducts and the coil.
- Bag moldy material before it travels, so that carrying it out does not seed the rest of the house on the way.
- Damp-clean the work area afterwards to pick up spores that settled in dust instead of sweeping them back into the air.
- Ventilate during and after, and exhaust to the outside rather than into another part of the building.
What survives
Porous comes out. Non-porous gets cleaned.
This is the dividing line that decides most of the invoice, and it is not a judgment call: it follows from the material. Washtenaw County lists what needs removing once it is wet and growing, and the EPA reaches the same conclusion: absorbent or porous materials such as ceiling tiles and carpet may have to be thrown away, because mold can be difficult or impossible to remove from them completely.
Removed and replaced
- Carpet and pad. The pad in particular is a sponge and is rarely worth attempting.
- Ceiling tiles, which absorb readily and distort as they do.
- Drywall and plaster that have been wet and are growing. Cut above the visible line, because moisture wicks higher than the tide mark.
- Fibrous insulation, which holds water inside a cavity where nothing dries it.
- Paper products, and wood products other than solid wood (particleboard, MDF and similar), which lose their structure as well as their surface.
Cleaned and kept
Non-porous surfaces (plastic, glass, metal, solid wood) can usually be saved. The county's method is a stiff brush or pad with hot water and a non-ammonia detergent, collecting the excess liquid, then rinsing with clean water and drying thoroughly. That covers framing, joists, concrete and most fixtures, which is why a stripped-back wet basement often keeps its structure and loses only its finishes.
If bleach comes up here, the guidance is the same as everywhere else on this site: not recommended as a routine practice, because dead mold still causes allergic reactions and background growth continues wherever moisture remains. And if it is used at all, never with anything containing ammonia. That combination produces toxic fumes, which is worth saying plainly because it is the one mistake in this whole subject that can hurt somebody the same afternoon.

Water damage questions
The carpet feels dry now. Is it fine?
Surface dry and dry are different things, and the pad underneath and the subfloor beneath that are what matter. A carpet can feel dry on top while the pad is still holding water against the floor, which is exactly the condition that produces a smell three weeks later with nothing visible. If it was more than a small spill, lifting a corner and checking the pad is worth doing before deciding it is over.
Will my insurance cover it?
We are not in a position to tell you what your policy does, and it varies enough that a general answer would be worthless. What does help a claim is documentation: photographs before anything is moved, a note of when the water started and when it was stopped, and a written scope from whoever does the work that separates the drying from the repairs. Taking those photographs costs nothing and is much harder to reconstruct later.
Can I dry it out myself with fans?
For a small clean-water event, often yes, and moving air is genuinely most of the job. What household fans do less well is remove the moisture from the room once it is airborne, which is where a dehumidifier earns its place, and they do nothing at all about water inside a wall cavity or under a floor.
The rough test is whether you can get air to every wet surface. If the water went somewhere you cannot reach, drying the room you can see is not the same as drying the building.
How long does professional drying take?
Typically several days with equipment running continuously, and the honest answer is that it is finished when readings say the materials are dry, not when a scheduled number of days has passed. Anyone drying to a calendar rather than to a moisture reading is guessing, and the cost of guessing is discovering in a month that the bottom of a stud cavity never dried.

If this has just happened, say when it started and roughly how much of the building is affected. If the water came from a drain, a sewer or a flood rather than a supply pipe, say so, because that changes the method regardless of how large the area is.

Ann Arbor inspects every rental unit every 30 months. Passing that inspection and fixing the moisture behind it are two different jobs, and only one of them holds until the next one.
