What helps
Useful things to include
- Which part of the building. Basement, crawl space, attic, bathroom wall, or behind a specific appliance.
- Roughly how large an area, even as a comparison: a dinner plate, a door, most of a wall. The 10 and 100 square foot thresholds decide the method, so this is the single most useful number.
- Whether it is worse in winter or in summer. More diagnostic than it sounds. Summer points at condensation; after heavy rain points at water through the wall; unchanged all year points at a leak.
- Any leak or flood you already know about, and roughly when it happened. If it was in the last day or two, say so clearly, because that changes the urgency.
- Whether this is a rental, and whether an inspector has already written it up. That changes both the deadline and the paperwork.
- Photographs if you can take them safely. Nobody should be crawling under a house or standing on a roof to answer a form.
What happens next
Your details go to one local company, not into a pool of contractors bidding for your call. Expect one call rather than five. If you would rather be emailed than phoned, write that in the details box and it gets passed on.
If the water is running right now
Do not wait for a callback. Stop the water at the valve if you can reach it, get standing water out, and move wet things up off the floor and away from walls. The 48-hour window is the difference between drying a building and rebuilding part of one, and none of those first steps needs anybody's permission.
If you think the air handler is involved
Switch the heating and cooling system off instead of leaving it running or set to fan. A system circulating through a contaminated area will move the problem into rooms that were never wet, and turning it off costs nothing.
For tenants
If you rent and your landlord is not responding, this form is not the fastest route. The Washtenaw County Health Department handles environmental health questions on 734-222-3800, and Ann Arbor's rental inspection service handles habitability under the Housing Code. Both are better placed than we are, and neither charges you.
